Why the capital works as an investment
Santo Domingo is home to the government ministries, the embassies, the headquarters of the banks and of many multinationals, the main universities and the best hospitals in the country. That creates something the beach doesn't always have: people who need to live here all year. Relocated executives, young professionals, students, doctors and families moving in from the provinces or coming back from abroad.
So the logic here is different from Punta Cana: fewer nightly bookings and more one- or two-year leases, with a tenant who pays every month. Less excitement, but more predictable income.
The most sought-after neighbourhoods
- Piantini and Naco: the commercial heart of the Polígono Central, with modern towers, restaurants and offices. Strong demand from executives and for furnished rentals, along with the highest prices.
- Evaristo Morales and Serrallés: residential, well located and a bit more affordable than Piantini.
- Bella Vista and Mirador Sur: families, parks and good connections; popular with people who live here permanently.
- Los Cacicazgos and Arroyo Hondo: greener and quieter, with spacious houses and apartments for families.
- Colonial Zone: the historic centre and a UNESCO World Heritage Site. This is where short-stay tourist rentals make sense, though preservation rules are strict.
Ballpark numbers
In the central neighbourhoods, prices typically range from USD 1,300 to 3,200 per m² (example data), depending on the building, the floor and the finishes. A two-bedroom apartment in Naco or Bella Vista might rent for USD 900–1,400 a month (example data), and in upscale areas many leases are agreed directly in US dollars.
Estimated gross yields usually sit around 5.5–7.5% a year (example data). That's lower than at the beach, but so are the costs: HOA fees are smaller, there's no cleaning between guests and vacancies tend to be short if the rent is right. Landlords usually ask for a security deposit plus a month in advance; your lawyer will tell you what the lease should include.
Infrastructure and getting there
The city has a metro, a cable car and new roads, but traffic is very real: living close to work or to a metro station shows up in the rent. Las Américas International Airport (SDQ) is about 28 km (example data) from the Polígono Central, and Joaquín Balaguer Airport (JBQ) in La Isabela is about 15 km away (example data), handling regional and private flights.
