These terms govern your use of HomeDominican. By using the site you accept them. We've written them in plain language; if anything is unclear, just ask. Professionals who publish on the site also accept the terms for professionals.
1. Who we are
HomeDominican is an informational website about buying property in the Dominican Republic. Its operator's details (legal name, tax ID and address) are in the legal notice.
2. Who can use it
The site is meant for people aged 18 and over. If you are a minor, please don't send us your data.
3. What HomeDominican is and isn't
- We publish guides, zone data, property listings and a directory of professionals. Listings are published by independent agents, developers and other professionals, after our review.
- We are not a real-estate agent, broker or intermediary. We don't negotiate on your behalf, we aren't a party to any contract and we don't charge commission on sales.
- We never receive, hold or transfer buyers' money. If anyone asks you to pay HomeDominican or on our behalf, it's a scam: please tell us.
4. Safe payments and anti-money-laundering
Always pay through banks, to the seller, the developer or a trust (fideicomiso) your lawyer has checked. Never in cash or to third parties' personal accounts. Real-estate agents in the Dominican Republic are obliged parties under Anti-Money-Laundering Law 155-17: they may ask for your ID and the source of your funds, and that is normal.
5. Not advice
Nothing we publish is legal, tax, financial or investment advice. Calculators, estimated yields, closing costs and the exchange rate are for guidance only. Before you sign or pay anything, talk to a lawyer and, where needed, an accountant or financial advisor.
6. Listings, prices and availability
- Each listing's content (description, price, photos and availability) is supplied by the professional who publishes it, who is responsible for its accuracy. We review it before publishing, but our review does not replace your lawyer's due diligence.
- Prices are shown in US dollars, as set by the seller, with an informational equivalent in Dominican pesos at the day's rate. You agree the final price with the seller.
- A property may be sold or change price before we update the listing.
- Some figures are illustrative and marked "(example data)". Listings, professionals, reviews, stories and services marked as "example" are fictitious and only show how the site works.
7. Paid content
"Recommended services" are sponsored, and "Premium" profiles are a plan paid for by the professional. They are always labelled. They go through the same vetting as everyone else, and paying never changes a verification result, the order of listings or what we say in our guides. More in our methodology.
8. Reviews
We only publish reviews from clients we confirmed closed a deal with the professional. We publish positive and negative ones alike, we never pay or reward anyone for reviewing, and the professional can't edit them or choose which ones appear. We remove reviews that are fake, abusive or reveal third parties' personal data.
9. Use of artificial intelligence
We use AI tools to draft, translate and summarize, and a person on our team reviews everything before it's published. The photos of the example agents and the logos of the example services are AI-generated, and we say so on each image.
10. Using the site responsibly
You may not submit false information or someone else's, use the site for illegal or fraudulent purposes, scrape its content in bulk or by automated means, or try to disrupt how it works or its security.
11. Intellectual property
The texts, guides, design, logo and data produced by HomeDominican are protected by Dominican Copyright Law 65-00 and Industrial Property Law 20-00. You may quote them with a link, but not copy substantial parts without permission. Third-party content is used under its licences and with attribution: maps and places © OpenStreetMap contributors (ODbL), weather data by Open-Meteo.com (CC BY 4.0), rates by ExchangeRate-API, 3D tours with each capture's credits, and photos from Unsplash.
12. Reporting content
If a listing, profile or review is false, misleading, discriminatory or infringes your rights (for example, it uses your photos without permission), use the "Something wrong with this listing?" button on the listing, the report form on our methodology page, or write to us via contact. Tell us the page and the reason. We review every notice and, where appropriate, fix or remove the content and let you know.
13. Third-party links
We link to third-party sites, such as government agencies, professionals or sponsors. We don't control their content or practices.
14. Liability
To the extent permitted by law, HomeDominican is not liable for decisions you make based on information on this site, or for the actions of sellers, professionals or providers, even if they have passed our vetting. Nothing in these terms limits your rights under Dominican Consumer Protection Law 358-05 or any other rules that cannot be excluded.
15. Complaints
If you have a complaint, write to us via contact and we'll reply. If you are not satisfied, you can turn to the Dominican consumer protection agency (Pro Consumidor).
16. Governing law
These terms are governed by the laws of the Dominican Republic and any dispute goes to its courts, without prejudice to the consumer protection rules of your country of residence that cannot be excluded.
17. Changes
We may update these terms. The version in force is always the one published on this page, with its date.
