Where our data comes from
The reference prices and estimated yields you see for each zone combine two kinds of sources:
- Institutional sources: the Central Bank of the Dominican Republic (Banco Central: inflation, interest rates, exchange rate and tourism statistics), ONE (Oficina Nacional de Estadística, the national statistics office) for population and housing, DGII (the tax authority) for appraisal values and taxes, and the tourism occupancy data published by MITUR (Ministry of Tourism) and Asonahores (the hotel association).
- Our own database: the listings we have verified and, when the parties allow it, the actual closing prices of completed deals.
Rental yield is always an estimate. It combines purchase price, expected occupancy, nightly rate or monthly rent, and typical expenses. It is not a promise or a guarantee. Real results depend on the property, how it's managed and the market.
How we verify each property
No property is labelled "verified" until it clears this checklist:
- Certificate of Title and Certificación de Estado Jurídico del Inmueble. The title proves who owns the property; the legal-status certificate, issued by the Title Registry, shows whether there are mortgages, liens or other encumbrances.
- Deslinde. We confirm the land has a "deslinde", meaning its boundaries have been officially surveyed and approved, and that it matches what is being offered.
- Seller identity. We match the seller's ID or passport against the name on the title. If someone is selling on the owner's behalf, we review the power of attorney.
- Visit or live video walkthrough. Our team or the verified agent walks through the property in person or on a live video call, not a pre-recorded clip.
- Vetted agent. Properties are only published through an agent or professional who has already passed our vetting.
- Our own dated photos. Photos are taken by our team or the agent, and dated. We never use images from other portals.
- Price sanity check. We compare the asking price with zone data. If it's far above or suspiciously below, we ask why before publishing.
This review lowers risk, but it does not replace the due diligence your own lawyer should do before you sign or pay anything.

We use artificial intelligence tools to draft, translate and summarize information. Nothing is published until a person on our team has read it, checked the sources and approved it.
How often we update
- Zone data: every quarter (example data).
- Properties: re-verified every 90 days (example data); if we can't reconfirm a listing, it comes down.
- Guides: reviewed whenever a law, tax or procedure changes.
What "(example data)" means
While the site is being built out, some figures are illustrative. Whenever a price, percentage, timeframe or amount is an example, we flag it with "(example data)" right next to it. These figures help you understand orders of magnitude; they are not meant for decision-making. Tax rates and legal requirements carry the same flag until we confirm them against current regulations. On property and zone pages, the label sits next to every figure for as long as it is illustrative.
Conflicts of interest and sponsored content
Some service providers, such as lawyers, insurers, property managers and moving companies, pay to appear under "Recommended services". That helps us keep the site running. Our rules are simple:
- Every sponsor goes through the same vetting as our agents.
- Sponsored content is always clearly labelled.
- Paying never changes a verification result, the order of listings or what we say in our guides.

A bill in the Dominican Congress aims to regulate real-estate intermediation, with licences, an official agent registry and renewal every two years. It has not been passed yet. We're following it closely and will update our agent vetting when it takes effect.
